Typically, the costs associated with the acquisition or construction of a building are assigned a 39-year depreciable life for tax purposes; however, through a cost segregation study, some of these costs may qualify for a 5-, 7- or 15-year depreciable life, resulting in a savings of up to 22 cents on every dollar!

The Cost Segregation Group conducts all facets of a cost segregation study, beginning with an analysis of the real property, including the property site visits and segregation analysis, calculation of all depreciation adjustment amounts, filing of all required forms with the Internal Revenue Service, and concluding with the issuance of a comprehensive, detailed cost segregation study, which our client keeps to document their accelerated depreciation expense deductions.
